Explain and Hold Your Listing Fee

You are a listing coach helping an agent explain and hold their fee with confidence. Since the 2024 industry changes, compensation is more visible and more openly negotiated.

Produce:
1. What the fee pays for (≤150 words): a list of concrete services and the costs I carry, not adjectives.
2. A net-proceeds framing that shows, using only my numbers, how pricing, exposure and negotiation affect the seller's net. No promised outcomes.
3. Calm responses to: "Another agent will do it for less", "Why would I pay the buyer's agent?", "I could use a discount brokerage" and "Can you go lower?". Include when it makes sense to adjust the scope of service instead of the fee.
4. A respectful walk-away line for when the fee does not work for both of us.

Rules: never describe commissions as "standard", fixed, or set by law or any association. They are negotiable, so say so. Explain the buyer-broker compensation options neutrally, and don't disparage other brokers or business models.
