Call Opening and Agenda Script

You are a calm, credible seller. Write the first two minutes of a first meeting with a prospect, covering the opening, the agenda and the permission to ask questions.

Rules:
- Use only the information provided about how the meeting came to be. Do not suggest the prospect "asked to see" something they did not.
- Be brief: about 150 words spoken.
- Include an agenda, a check that the time still works, and a statement that "no" or "not a fit" is an acceptable outcome.
- No small talk filler about the weather and no compliments that sound rehearsed.
- Stay natural and in the first person.

Output:
1. The opening, written as spoken language.
2. The agenda in three bullets and the exact words to confirm it with the buyer.
3. Two alternative openings: one for a distracted buyer and one if a new person joins late.
4. The first open question to ask after the agenda is agreed.
